  3. What is maximum duration of depositing the down payment in Green Budapest Project?

    In cash sales, down payment is to be paid within the business day following the signing of Sales Contract.


    In sales on credit, an appointment is given to the customer for the signing of the contract after credit approval comes from the crediting institution.   4. What is included in the apartment price list in Green Budapest project?

    When purchasing property in Green Budapest, customer will receive fully renovated unit, including:

    • One chargeable “EMERGENCY LIGHTING” shall be present at each floor landing within the blocks, underground parking area and the generator for the elevator;
    • Intercom System shall be installed within the apartments;
    • Internal doors of the apartments shall be laminated wood;
    • Entries door of the apartments shall be steel doors;
    • Joinery shall be PVC joinery and double glass of climate control solution shall be used. At least one window wing of “double opening mechanism” hinges.
    • Telephone infrastructure for one number shall be built;
    • The apartments shall be heated by independent combi boiler, heating installation shall be made, panel radiators shall be fixed one in each room, dryer in the bathroom;
    • Antenna inlets shall be made at the building for the satellite broadcasting in living room and sleeping room. Any asked broadcasting may be followed in case the customer provides the decoder or receiver;
    • Floor in the hall, kitchen, bathroom and toilet shall be done with the ceramics; floor in the other living areas shall be done by wooden laminate flooring;
    • Electric and light plugs in each room according to the room sizes shall be installed, as well as one point on the balcony;
    • Kitchen furniture as well as the appliances stove, oven and a range hood shall be installed and delivered in all apartments;
    • In the bathrooms cupboard, built-in reservoir, acrylic bathtub or shower tray shall be made; towel holder, toilet tissue holder, soap dish and hanger shall be installed and delivered in all bathrooms as accessory; shower cabin or a bath shall be installed to bathtubs and shower trays; towel warmer shall be used;

  5. What are the papers that are regarded as the attachments of the contract and which must be brought by the customer? In which duration these papers must be delivered?

    a)      In cash sales: The necessary papers must be delivered to the sales office within maximum 3 days following the sales transaction. It is only ID card that is requested to be provided.

    b)      For sales on credit: If housing credit shall be used, first the papers required for credit application should be delivered to the concerned crediting institution within 2 working days. These papers: 

    • In the event of working in a business place on wage

    If the client makes application for credit based on the wages, then he/she must present the following: 1) Relevant bank (through which the client receives wage) salary statement for at least 6 months period 2) if the client receives wage in cash, he must present information on payments from the site www.RS.ge  (a tax site where an accountant records wages).

    • In the event of being Self-Employed

    In case if the client is self-employment and runs accounting, he/she must present all types of records (unofficial accounting) or official tax declarations.

    • In the event of being a Firm’s Partner

    If the client fills the application as a firm`s partner and receives the wage, the similar 6 months bank statement is required. If the client receives dividend from the firm, official declarations and information on payments from the site www.rs.ge is required (tax site, where the accountant records revenues).

    • In the event of having real estate revenue

    In this case bank statement showing rent income and rent agreement is required. If the rent payment is not through bank transfer, than only rent agreement is required.

  6. May I convert my type of payment from cash to deferred or from deferred to cash?

    Only bank payments are made when purchasing unit in Green Budapest. Changes in payments from cash to deferred are not acceptable, but we accept changes from deferred to cash.

  7. I have decided (I am thinking) to buy an apartment in Green Budapest, which papers should be provided to the sales office?

    It is only an ID card that you are required to provide when purchasing unit in Green Budapest.

  8. Can more than one person buy an apartment in Green Budapest Project as partners?

    By Georgian legislation it is allowed to have real estate properties being owned by partners. In this case according to legislation the shares of the partners should be specified.

    According to Georgian legislation, company of Georgian origin as well as the foreign origin is allowed to own real estate within the territory of Georgia.

  12. I am of foreign nationality. May I buy an apartment from Green Budapest project?

    Georgian legislation allows foreign citizens to own real estate property within the territory of Georgia.

  13. I am working and resided abroad. Can I buy a dwelling from Green Budapest Project?

    According to Georgian legislation there is no restriction to own real estate in Georgia for those who are not physically located within the territory of Georgia.

Construction Equipment

    High strength type concrete of B 30 category shall be used at the foundations and stories.

  2. How shall intense water influence the ground in winter months?

    Static water level is at 80-120 m depth and the surface waters shall be drained by storm water drainage lines.

  3. How the foundations shall be protected against corrosion?

    In the Green Budapest project under consideration underground water problem shall not be met and all our foundations shall be protected from the effects of underground water by insulating them by tanking system.

  4. How is the foundation system (raft foundation) made?

    The foundation of each block of the Green Budapest Project is excavated. Ruble bedding is applied at the bottom of foundation. This process is made by laying the granular material at the bottom of foundation and compacting. Then lean concrete is poured and leveled. After manufacturing the water insulation of the foundation, its reinforcing bars are placed. A great concrete mass is formed by pouring strong concrete onto this steel structure (Quality of concrete used is C 25).

  5. What is the building system of dwellings (Reinforced concrete carcass system)?

    All vertical bearing elements at the dwelling buildings to be constructed by reinforced concrete carcass system shall be formed as reinforced concrete walls. They are designed under the conditions of “Systems for which all earthquake impacts are carried by reinforced concrete walls” in the provisions of the current specification and all conditions are met. Building foundations are arranged as massive raft foundation.

    Green Budapest Residential Complex’s buildings are designed completely in compliance with the earthquake regulation. All conditions required by the regulation are provided. Separate boring work is made under each block and geophysical studies are made in the whole area (resistivity measurements and seismic breaking measurements).

  2. May we use our apartment in Green Budapest Project as a business place?

    Yes, you may.
    In case unit owners decide to use their unit for a business purpose or rent it out to the legal entity they will have to insure no residents’ disruption.

  3. Can we make alterations at the exterior sides of our apartments in Green Budapest Project?

    No external changes of Green Budapest Project are allowed. Copyright terms are included into the agreement by which customers take obligation not to make any changes on external facades.

Management

  1. Who will take care of the complex cleaning?

    Developer – Maqro Construction LLC will be providing cleaning as well as the gardening service for free throughout one year after the completion of the project. After that residents will make their own decision on using or not the security service in the complex.

  2. Is there any additional water supply in Green Budapest Project?

    Due to customer needs, Developer – Maqro Construction LLC will provide 80-100 tone water tanks for each block. Given amount of water will be enough for 2 days water usage. 40 tons of water will be constantly automatically saved in order to have water supply for fire protection system.

  3. Who will take care of the complex cleaning?

    Developer – Maqro Construction LLC will be providing cleaning as well as the gardening service for free throughout one year after the completion of the project. After that residents will make their own decision on using or not the security service in the complex.

  4. What is the infrastructure in Green Budapest Project?
